Jefferson
Jefferson is known for its strong sense of community, excellent schools, and steady growth. The city offers a mix of traditional neighborhoods and newer developments, making it appealing to families. Its historic downtown adds character, while ongoing expansion supports a healthy real estate market. Jefferson continues to gain attention as a desirable suburban option.
Your Jefferson Realtor
I'm Victoria Lance, and I've been selling homes in Jefferson since 2019. My team and I have helped 26 families buy or sell here, from Traditions of Braselton golf homes to acreage outside town. I've lived in Buford since 2003 and have been a licensed Georgia Realtor since 2004.
In Jefferson, the big question is the same one I get in Buford: is this home in the city school district or the county? A Jefferson address doesn't settle it, so I check every one.
Jefferson's schools are excellent and very sought after. You can also get a bigger yard and more square footage here than in many nearby towns.
Why people choose Jefferson
Jefferson is the Jackson County seat and one of the fastest-growing towns in the state. It had 13,233 residents in the 2020 Census and an estimated 17,185 by July 2025, up about 29%. Jackson County ranked 4th in the nation for growth from 2024 to 2025 among counties its size. Buyers come for:
Jefferson City Schools, an independent district with its own schools and tax.
A historic small-town downtown. Founded in 1800, Jefferson has a courthouse square, six historic districts, Concerts on the Square and a Christmas parade. The 1879 courthouse is on the National Register.
The Crawford W. Long Museum, marking the first use of ether as an anesthetic in 1842.
Recreation. The Cain Natatorium has an 18-lane competition pool and a heated rec pool. There's also the Jim Joiner Recreation Center, pickleball at City Park and the fishing pond at Curry Creek Park.
Value and land. Prices run lower than Buford or Braselton, and acreage is still available.
Location. I-85 runs through the north end of the city, and US-129 links Gainesville and Athens.
Jefferson City Schools vs. Jackson County Schools
| Where the home sits | School district | Schools | School tax |
|---|---|---|---|
| Inside the Jefferson City Schools district | Jefferson City Schools | Jefferson Elementary, Jefferson Academy (grades 3 to 5), Jefferson Middle, Jefferson High | 14.134 mills plus 2.275 bond mills for FY2026; a small increase was proposed for FY2027 |
| Outside the district, Jefferson 30549 address | Jackson County Schools | Gum Springs Elementary, West Jackson Middle, Jackson County High on recent listings; other zones possible | 15.253 mills plus 2.6 bond mills for FY2027 |
City limits, the city school district and the 30549 ZIP don't line up, and the district has no online address lookup. Homes inside city limits also pay a city tax. Jackson County opens Hoschton High in August 2027, so some county zones near Jefferson may shift. I confirm schools by address.

Jefferson housing market (as of August 2026)
Jefferson's median sale price was $407,231 in August 2026, nearly flat from a year earlier, per Redfin. 80 homes sold, the same as last year. Homes took a median of 59 days to sell and closed at about 99% of list price. Nearly half of listings had a price cut along the way.
What that means: homes that start at the right price sell close to asking. Homes that start high usually end up cutting.
My read: Jefferson City Schools has a wonderful reputation, and that's why so many people buy here. Like much of the area, sales have slowed in this challenging market. I expect Jefferson to be one of the first to bounce back because of its excellent schools.

Jefferson FAQ
Is this home in Jefferson City Schools or Jackson County Schools? It depends on the address. The city school district doesn't match city limits or the 30549 ZIP, and there's no online lookup. I confirm with the district.
How do taxes compare inside and outside the city? Homes inside city limits pay a city tax, and homes in the city school district pay that district's school tax instead of the county school tax. I'll pull the actual bill for any home.
Is Traditions of Braselton in Braselton? No. It has a Jefferson address in Jackson County, with Jackson County schools on recent listings.
Are there 55+ communities in Jefferson? Yes. Northminster Farms has new 55+ homes, and Northminster Place is a gated 55+ resale community.
Can I find land or acreage near Jefferson? Yes. Redfin showed more than 100 land listings around Jefferson. Ask about wells, septic and road frontage early.
How much do homes cost in Jefferson? The median sale price was about $407,000 in August 2026. New construction ranges from the high $300s to the $500s and up.
How will Siemens affect Jefferson home values? More than 1,400 new jobs should add housing demand starting in 2027, and more traffic on I-85 and nearby roads. I'll keep watching how it shows up in sales.
How far is Jefferson from Atlanta? About an hour to downtown and a little over an hour to the airport.
