Sold: How We Sold 2208 Mayors Way in Buford, GA
The first buyers to walk through 2208 Mayors Way bought it.
That's the short version. The longer version starts with a seller who had already built a new home in another county and needed this one sold cleanly, quickly, and without a long list of repairs. Here's how my team and I got them to the closing table.

The Home
This is a lot of house, and it's laid out well.
The main level is open, with a family room built around a stone fireplace. The kitchen has a large island with a breakfast bar, stone counters, stained cabinets, a pantry, a double oven, and a gas cooktop, and it looks right into the family room. There's also a bedroom and full bath on the main.
Upstairs are five more bedrooms, including an oversized primary with room for a sitting area, his and hers closets, and a bath with a double vanity, soaking tub, and separate shower.
The finished daylight basement is the feature that sets this home apart. It has its own living room, a second kitchen, a full bath, and an office or theater room. It walks out to the backyard and has a private exterior entrance. Because the yard is flat, getting to that entrance is an easy walk around the house.
Outside, there's a screened and covered rear porch with a second stone fireplace, a deck, and a flat, fenced backyard on 0.59 acre. The home is brick and stone with a side-entry three-car garage.
The Seller's Goal
My sellers had built a new home in another county. Their next house was ready, and this one needed to sell.
They wanted three things: a sale that happened in a reasonable amount of time, no surprises, and as little on their plate as possible. There were also times during the sale when they were out of town and something needed to be handled here in Buford. My job was to take care of those things so they didn't have to worry about them.
What This Seller Needed | What We Delivered |

A strong price | Sold for $635,000 on a $639,900 list price |
The Plan
When a home has this much space and flexibility, the plan is simple. Show it well, price it right, and put it in front of the right people on day one.
Price. We listed at $639,900. That number was based on what recent sales and the home's features told us buyers would respond to. A home priced right in its first week gets the most attention it will ever get.
Professional photography. Professional photos are so important. Most buyers decide whether to see a home from the pictures alone, and a basement like this one has to be photographed well for buyers to understand it. We also had a virtual tour so buyers could walk the floor plan online.
Social media. We shared the listing across our social channels so it reached people in Buford and across North Metro Georgia, not only the buyers already searching the MLS.
Blogging. I wrote about the home on our website. A blog post gives buyers more detail than an MLS listing can, and it keeps showing up in search.
Agent outreach. I reached out personally to other high-producing agents in the area who work with buyers in this price range. Agents who know a home before they see it in a search can send their buyers right away.
How It Came Together
It went fast. The first buyers who looked at the home made an offer, and we had it in hand within two days of going live.
The buyers didn't have an agent of their own. They came to us directly and worked with our office as customers, not clients. In Georgia, that means I continued to represent my sellers from start to finish, while my team made sure the buyers had the information and paperwork they needed to keep moving.
They were great buyers. The inspection period went smoothly, and my sellers didn't have to make a single repair. The home closed on September 25, about three weeks after it hit the market.
Honestly, we had enough interest that I believe we could have sold it three times over. That's what happens when a well-kept home with this kind of space comes up at the right price.
Here's what my sellers wrote afterward:
"We had a great experience working with Victoria. She went above and beyond throughout the entire process and was always responsive and willing to help. Several times when we were out of town and needed something handled locally, Victoria stepped in and made sure it was taken care of. We couldn't have been happier with the experience and would 100% work with Victoria if we were doing this all over again."
What Made the Difference
The first week was set up to win. The price, the photos, and the outreach were all ready before the home went live. We didn't need a second plan because the first one worked.
“The first week a home is on the market is when it gets the most attention it will ever get. If the price and the photos are right on day one, you rarely need a plan B.”
Our agent network. Calling other top agents directly put this home on their radar before most buyers had even seen it online.
Being local for sellers who weren't. My sellers were moving on to a new home. Part of my job was being their eyes and hands in Buford so the sale didn't slow down when they were away.
A team effort. A big thank you to Joe Rehonic on our team for showing the home to interested buyers. Making it easy for buyers to get inside matters most in the first few days. And thank you to our photographer [VERIFY: photographer name], whose work made the first impression for every buyer who saw this home online.

What This Sale Means for Neighbors
If you own a home in Clearwater Plantation, this sale tells you a few useful things.
Buyers are still moving quickly on homes that are priced right and presented well. When I checked Zillow's market data for the 30519 ZIP code in October 2026, it showed a median of about 54 days to pending and a market leaning slightly toward buyers. This home had an offer in two days.
Finished space matters. The daylight basement with a second kitchen and private entrance gave buyers room they couldn't easily find elsewhere.
And condition matters. A well-kept home means fewer repair requests, which means a smoother path to closing.
