Your Braselton Realtor

I'm Victoria Lance, and I've been selling homes in Braselton since 2006. My team and I have helped more than 55 families buy or sell here, from Chateau Elan golf homes to first homes in Mulberry Park. I've lived just down the road in Buford since 2003, and I've been a licensed Georgia Realtor since 2004.

Braselton is one of the trickiest towns in North Georgia to buy in, because one town sits in four counties. Two homes a mile apart can have different schools, different tax bills and different HOA rules. That's the first thing I walk every Braselton buyer through.

Braselton also has a story few towns can match. In 1989, actress Kim Basinger led an investment group that bought most of the town, about 1,800 acres, for $20 million. She planned film studios and a festival, but the plans fell through and the town was sold in 1993.

Why people choose Braselton

Braselton has grown fast. The town counted 13,403 residents in the 2020 Census and an estimated 18,496 by July 2025, up about 38%. Buyers come for a few reasons:

  • Golf and resort living. Chateau Elan sits on about 3,500 acres with a winery, resort and golf. Traditions of Braselton and Reunion add more golf communities nearby.

  • A real downtown. Braselton Park has a splash pad and playground, and the Town Green hosts the farmers market, concerts and movie nights.

  • The Mulberry RiverWalk. A 4.4-mile round-trip trail where the four counties meet at a granite marker.

  • Healthcare close by. Northeast Georgia Medical Center Braselton opened in 2015, added 48 ICU beds in 2025 and opened a new emergency department in July 2026.

  • Easy I-85 access. Interchanges at Hwy 53 and Hwy 211.

  • Racing. Michelin Raceway Road Atlanta hosts the Petit Le Mans every fall.

Four counties, four sets of rules

Braselton spans Jackson, Gwinnett, Hall and Barrow counties. Your county decides your schools and your tax bill. Most of the town also sends its own town tax bill on top of the county bill.

Jackson County is opening Hoschton High and Hayes Farm Elementary in August 2027, with new attendance zones for 2027-28. Some Jackson-side Braselton homes may shift schools. School zones change, so I confirm every address with the district before you write an offer.

On taxes: in the Gwinnett part of Braselton, the 2026 county and school rates add up to 31.6 mills before the town's own bill. Jackson, Hall and Barrow use different rates. I'll pull the actual tax bill for any home you're considering.

Braselton housing market (as of August 2026)

Braselton's median sale price was $489,666 in August 2026, up 2.4% from a year earlier, per Redfin. 87 homes sold, down about 12%. Homes took a median of 66 days to sell, 16 days longer than last year, and closed at about 97.5% of list price.

What that means: buyers have more time and room to negotiate than they did a year ago. Sellers who price right from day one still sell. Sellers who test a high price usually sit.

My read: Braselton is still moving. It's a popular, growing town, and that demand keeps well-priced homes selling here even as other areas have slowed.

What's coming to Braselton

  • Arcadia 347: 108 acres on Thompson Mill Road, planned for up to 1,540 homes, a 200-room hotel and about 783,000 square feet of shops and offices, with a 2028 target.

  • New 55+ community: 161 homes on 62 acres off Friendship Road, approved in October 2026.

  • Hospital growth: NGMC Braselton's new 27-room emergency department opened in July 2026.

  • Industrial: a 1-million-square-foot warehouse has been proposed on Jesse Cronic Road and is under regional review.

Getting around

The town estimates about 45 minutes to downtown Atlanta and about an hour to Hartsfield-Jackson, depending on traffic. Athens is roughly 40 minutes east.

One tip I give every Braselton buyer: the town is shaped a little oddly, so map any home to your work and regular stops before you offer. It may be farther out than the address suggests.
