The first time I sold 6179 Baybrook Trace was in 2022. I was the listing agent, and the buyer called me directly about the house. He bought it, made it his own, and settled into Reunion Country Club.
This fall, he called me again. This time he was the seller.
Less than two days after the home went live, we had two showings, two offers, and a contract over asking. The buyer’s closing costs were not paid by the seller. In a Hoschton market where most homes are taking weeks to sell, that is the kind of result every seller wants, and it did not happen by accident.

The Home
This is a two-story home on a slab, so everything is on two finished levels with no basement to explain or finish.
The kitchen is the centerpiece. It was renovated with painted cabinets, quartz countertops, a gas cooktop, a wall oven, and stainless steel appliances. It opens right into the main living area, so the layout works for everyday life and for having people over.

The main level also has a bedroom with a full bath, a formal dining room, and a separate office or sitting room. Upstairs there is a large loft, an oversized primary suite with a jetted tub, a separate shower, and two closets, plus a Jack-and-Jill bath and a laundry room with built-in storage and a folding area.

The whole house had been refreshed before we listed: fresh interior paint, updated flooring, new carpet, and new lighting. Outside, it has double front porches, a covered stone patio with a ceiling fan, a two-car garage, and one of the best fenced backyards in Reunion, with plenty of room for a future pool.

The Seller’s Goal
My seller was moving a little farther out. He did not need anything complicated. He wanted the house sold the right way, at the right price, without a long stretch of showings and waiting.
He already knew how I work because we had been through this house together once before. That trust made every conversation easier. When I gave him my advice on pricing and preparation, we were on the same page from day one.
The Plan
Every listing plan I build comes down to three things: price it right, have it ready, and get the word out.
The updates were done before we listed. My seller is handy, but he had the updates done professionally. He and his wife have a great sense of style, and the finishes they picked were the right ones for Reunion buyers. Nothing looked trendy or personal. It looked current and cared for.
The house was model-home clean. I cannot say enough about this. This house was so clean that it showed like a model home. Floors, baseboards, windows, counters, bathrooms, closets. Buyers notice clean before they notice anything else, and they notice dirty even faster.
The furniture helped. The sellers lived in the home with their own furniture, and it was updated and well placed. Rooms looked the right size and buyers could see how each space worked. That is the same thing a professional stager is trying to do.
The price was right from the start. We priced it based on what buyers were actually paying for comparable homes in Reunion, not on what we hoped for. A home priced right on day one gets the most attention it will ever get.
Then we told everyone. Marketing always starts with professional photos. From there, my job is to tell as many people as possible about the home so the right buyer finds it fast. We put it in front of other agents, on social media, on the major home search websites, on blogs, and more.

How It Came Together
The home went live, and within the first two days we had two showings and two offers. Both buyers who walked through wanted the house. That tells you the prep worked.
We reviewed both offers with my seller, and he accepted a contract over asking. The seller did not pay any of the buyer’s closing costs, which is not something sellers in Hoschton can count on right now.
Dianna Lueke with Berkshire Hathaway HomeServices Georgia Properties represented the buyers. From contract to closing, everyone kept things moving, and we closed in October 2026.
What Made the Difference
I have sold over 85 homes in Reunion Country Club, and this one is a clear example of what works in this market.
Price and preparation work together. A well-priced home that is not ready will sit. A beautiful home that is overpriced will sit. This one had both, and it sold in less than two days.
Clean sells. Buyers form an opinion in the first few seconds inside the door. When a house is spotless, they relax and start picturing themselves living there. When it is not, they start making a list.
“Buyers notice clean before they notice anything else. This house showed like a model home, and two buyers made offers in less than two days.”
Good taste pays off. The sellers chose finishes and furniture that photographed well and showed well in person. That made the online photos stronger, which brought buyers in faster.
Relationships matter. I handled this sale personally from listing to closing. Getting a call from a past client to sell the same house again means a lot to me, and it made the whole process smoother. Thank you as well to Dianna Lueke for representing the buyers.

The Neighborhood
Reunion Country Club is one of the best-known golf communities in North Metro Georgia. Its 18-hole course was designed by Mike Riley and opened in 2001. The clubhouse at 5609 Grand Reunion Drive includes a restaurant, and the community has a pool with a waterslide, tennis and pickleball courts, a fitness center, a playground, and sidewalks throughout.
The HOA is $1,200 per year. Golf and full club amenities are a separate membership through the clubhouse, which is something I make sure every buyer and seller understands.
Reunion sits off Friendship Road in South Hall County, a short drive from I-85 at Exit 126 (GA-211), with Buford, Braselton, and Flowery Branch all close by. Assigned schools per the listing are Spout Springs Elementary, Cherokee Bluff Middle, and Cherokee Bluff High. Buyers should verify school assignments with Hall County Schools.

What This Sale Means for Neighbors
The Hoschton market is slower than it was a few years ago. In the 30548 ZIP code, homes spent a median of 63 days on the market in September 2026, and 17.2% of listings had a price cut, according to Realtor.com data.
This Reunion home went under contract in less than two days, over asking. The difference was not luck. It was a home that was updated, spotless, and priced right from day one.
If you own a home in Reunion, here is what I would take from this sale:
- Buyers are still paying for homes that are ready to move into.
- Clean, updated, and well-furnished homes get the showings first.
- The first two weeks on the market matter most, so the price has to be right at launch.
