Living in Covington, GA: A Guide to Lake Charles Estates

Brick-front home at 25 Lake Charles Court in Lake Charles Estates, Covington, GA

By Victoria Lance, Owner and Team Leader, Lance Real Estate Group | Georgia Realtor since 2004

Covington gives you something that’s getting harder to find within reach of Atlanta: a real downtown square, room to breathe, and lots measured in acres instead of feet. 25 Lake Charles Court is a good example of what that looks like in practice. It’s a brick-front home on .86 of an acre at the end of a cul-de-sac in Lake Charles Estates, about 30 miles east of Atlanta along I-20.

When buyers are new to an area, the house is only half the decision. The other half is the place around it. So this post focuses on Covington, Newton County, and Lake Charles Estates. For a room-by-room look at the home itself, read my walkthrough of 25 Lake Charles Court.

Covington and Newton County

Covington is the county seat of Newton County. The county covers about 279 square miles east of Atlanta along I-20, and also includes the towns of Oxford, Porterdale, Mansfield, and Newborn.

The Covington Square is what most people picture when they hear the name. The historic Newton County Courthouse anchors the Square, with a park in the center that hosts concerts and community events through the year. Locally owned shops and restaurants line the streets around it.

Downtown has been the backdrop for more than 100 films and television shows, including The Vampire Diaries and In the Heat of the Night. Southern Living named it one of the prettiest small towns in Georgia in 2017. A Walk of Stars around the Square marks the productions filmed here.

Newton County is also home to Oxford College of Emory University, a Georgia State University campus, and Georgia Piedmont Technical College.

The Neighborhood and Community

Lake Charles Estates is an established subdivision with homes built around the early 2000s on larger lots. There’s no HOA and no association fee. The seller’s disclosure indicates no recorded covenants or restrictions on this property. MLS notes street lights in the community.

Location and Getting Around

From Covington, I-20 runs west toward Conyers and Atlanta and east toward Social Circle and Madison. Covington sits about 30 miles east of downtown Atlanta.

The listing describes the home as close to shopping and dining. The assigned elementary and middle schools sit side by side on Salem Road, and the high school is on Highway 36.

Outdoor space is one of Newton County’s strengths. Turner Lake Park is a 158-acre county park on a 26-acre lake, with walking trails, a gym, ballfields, a playground, and a wetlands area. The Cricket Frog Trail is a paved rail-trail of about 14 miles, with parking at Turner Lake Park and at Academy Springs Park near downtown.

A Home for Sale in Lake Charles Estates

Jennifer Gilmer on my team has 25 Lake Charles Court listed right now. It’s a brick-front home with four bedrooms, two full baths, and 1,960 heated square feet on .86 of an acre at the end of a cul-de-sac, listed at $340,000. The owner’s suite is on the main level, the roof is about three years old, and there’s no HOA. For the full tour, read my walkthrough of 25 Lake Charles Court.

What I Noticed

I’ve lived in Buford since 2003, and my team sells homes across North Metro Georgia. When I look at a home in a different part of the metro, I look at it the way a buyer moving there for the first time would.

“The first question I ask any relocating buyer isn’t about the house. It’s about where they need to be every day, because that answer narrows down the right area faster than any feature list.”

No HOA, and no recorded covenants per the disclosure. For buyers coming from subdivisions with strict rules, that’s a real change. Plans like a storage building or a garden are between you and the county, not a review board. Confirm the details through your title search.

The schools are close to each other. South Salem Elementary and Liberty Middle sit next to each other on Salem Road. That’s useful to know when you’re planning a daily routine.

The lot is the value. .86 of an acre on a cul-de-sac, partially wooded, with irrigation in place. In a lot of newer neighborhoods around the metro, you’d be looking at a fraction of that.

Market Context

I’m not going to throw numbers at you that I can’t stand behind. Here’s what I see in buyer behavior when someone looks at an area like Covington.

Most are comparing it to closer-in suburbs, and what draws them here is space and value. They want a bigger yard, no HOA, and lower monthly costs. For 25 Lake Charles Court, those monthly costs include 2025 property taxes of $3,020 and no association dues.

Whether this area fits you comes down to your daily routine. That’s the conversation I’d want to have first.
