What to Look for in a Home With an In-Law Suite

Walkout basement in-law suite with its own patio entrance

I’ve lived in a multi-generational home since 2003. My in-laws have our entire finished basement, and after more than twenty years under one roof, I can tell you the layout matters more than the square footage. A house can have plenty of room and still feel crowded if the space isn’t set up right.

If you’re shopping for a home with an in-law suite, here’s what I’d look at first.

A separate entrance

This is the one I’d put at the top of the list. When the suite has its own door, everyone can come and go without walking through someone else’s living room. Many homes in North Metro Georgia sit on sloped lots with walkout or daylight basements, which often make this easy.

A full bath attached to the bedroom

Sharing a hall bath works for a weekend visit. It wears thin when you live together. Look for a bedroom with its own full bath, and check whether the shower is a walk-in or a tub combo. A walk-in shower is easier for anyone with mobility concerns, now or later.

Some kind of kitchen space

It doesn’t have to be a full second kitchen. A kitchenette with a sink, a small fridge and a microwave lets someone make coffee or a snack on their own schedule. If the home has a full second kitchen, ask about it. Some HOAs and local codes have rules about second kitchens, so it’s worth checking before you write an offer.

Living space of its own

A bedroom alone isn’t a suite. The people living there need somewhere to sit, watch TV and have a friend over without feeling like they’re in the main house. Even a small den or sitting area makes a big difference.

Main-level living, now or later

If a parent is moving in, think about the next ten years, not just today. Stairs that are easy now may not be later. A main-level suite, or a basement suite with a step-free walkout to the driveway, gives you more options down the road. Wider doorways and a no-step entry are worth noting too.

Sound and separation

Pay attention to what’s above and below the suite. A bedroom right under the kids’ playroom or the kitchen will hear everything. When you tour, have someone walk around upstairs while you stand in the suite.

Laundry and parking

These are easy to overlook. Will everyone share one laundry room? Is there enough parking for the extra cars without blocking each other in? Small daily frictions add up.

Room to grow

If you can’t find a finished suite in your price range, an unfinished basement with plumbing rough-ins can be a good option. Before you buy, get an idea of what finishing it would cost and whether it can be permitted for the use you have in mind.

The part that isn’t on the listing

The best multi-generational homes give everyone a place to be together and a place to be alone. When we tour with families, we look at how the whole house works for the people living in it, not just the bedroom count.
