Your Buford Realtor

I'm Victoria Lance. I've lived in Buford since 2003 and sold real estate here since 2004. My team and I have helped more than 90 families buy or sell in Buford, from downtown townhomes to Lake Lanier lakefront. This is my hometown market, and I know which streets sit inside Buford City Schools and which don't.

That one question drives more Buford decisions than any other. A Buford mailing address does not mean Buford City Schools. I check every address before you fall in love with a house.

Buford still has a small-town feel, even as it grows. It's centrally located, it's home to Buford City Schools, and it remains one of the most popular places people choose when they move to North Metro Georgia.

Why people choose Buford

The Buford area, ZIP codes 30518 and 30519, was home to 110,757 people in the 2020 Census. It grew up as a railroad town in 1872 and was known as "The Leather City" for the Bona Allen tannery. Today buyers come for:

  • Buford City Schools. An independent district of about 6,000 students that Niche ranked #1 of 176 Georgia districts for 2027.

  • Historic downtown. Restaurants and shops on Main Street, the Tannery Row Artist Colony, and a free four-level parking deck on Moreno Street.

  • Buford Community Center. A 274-seat theatre and an amphitheatre that holds up to 1,800 for concerts.

  • Lake Lanier. Buford Dam, completed in 1956, sits at the south end of the lake. Lanier Islands Resort has a lodge, lakehouses, golf and a water park.

  • Shopping and ball games. Mall of Georgia is in Buford, and the Gwinnett Stripers play at Gwinnett Field (formerly Coolray Field) next door in Lawrenceville.

  • Highway access. I-85, I-985, Hwy 20 and US 23.

Buford City Schools vs. Gwinnett vs. Hall

The city is mostly in Gwinnett County with a smaller part in Hall. Many Buford addresses (30518 and 30519) are outside city limits entirely.

Where the home sitsSchool districtExample schoolsTaxes

Hall County, Buford addressHall County SchoolsFriendship Elementary, C.W. Davis Middle, Flowery Branch HighHall county and school rates

One more wrinkle: under a 2023 state law, Hall County land that Buford annexes stays in Hall County Schools. So even some homes inside Buford city limits are not in Buford City Schools. I confirm the district by address every time.

Buford City Schools also offers tuition enrollment for some students who live outside the district. Ask the district for current terms.

Where I sell most: Laurel Springs and Bogan Springs, plus the many homes near downtown Buford that aren't in a subdivision at all. Those in-town homes don't show up when you search by neighborhood name, so they're easy to miss without a local agent watching for them.

Buford housing market (as of September 2026)

Redfin shows a Buford median sale price of $649,691 in September 2026, up 44% from a year earlier. Don't read too much into that jump. Only 55 homes sold, and more high-end homes happened to close. Comparing similar homes, prices were flat to slightly down.

Homes took a median of 55 days to sell and closed at about 97% of list price. About a third of listings had a price cut. Buyers have room to negotiate, and well-priced homes in Buford City Schools still move fastest.

My read: Buford is still a great place to live, both inside and outside the Buford City Schools area. Shopping, dining, Lake Lanier and the highways are all close by, and that keeps buyers coming.

Buford FAQ

Does a Buford address mean Buford City Schools? No. Many Buford addresses are in Gwinnett or Hall County schools. Even some homes inside city limits are zoned to Hall County Schools. I confirm the district by address.

Why are Buford city taxes higher? Buford's city millage, 14.5 mills for 2026, funds Buford City Schools. Homes in the district don't pay the Gwinnett school tax, so compare the full tax bill, not just the city rate.

Can I pay tuition to attend Buford City Schools? The district offers tuition enrollment. Check with Buford City Schools for current terms and availability.

How much do homes cost in Buford? Redfin's September 2026 median was about $650,000, but that was skewed by a few high-end sales. Townhomes start in the $300s, and lakefront homes can top $2 million.

Are there 55+ communities in Buford? Yes. Lakecrest and Villas at Friendship Corners are two, and there are others nearby. HOA fees and what they cover vary.

Which Buford neighborhoods have golf or lake access? Hamilton Mill has a golf course. Lakecrest has a trail to Lake Lanier, and true lakefront homes may come with a private dock.

How far is Buford from Atlanta? About 40 to 55 minutes to downtown outside rush hour, and about an hour to the airport.

How long does it take to sell a home in Buford? The median was 55 days in September 2026, at about 97% of list price.
