A look at 2208 Mayors Way, Buford.

The first call with a relocating buyer almost always goes the same way, and it almost always starts with a misunderstanding.

Someone tells me they've been searching Buford for three weeks from a laptop in New Jersey, or Ohio, or California, and they've built a shortlist. Then I ask which county each home is in, and there's a pause.

Buford is not one place, administratively. The 30519 ZIP code crosses a county line. Some Buford addresses sit in Gwinnett County. Some sit in Hall County. A small footprint sits inside the Buford City Schools district, which is its own separate system entirely and covers far less territory than the mailing address suggests.

I've been doing this in North Metro Georgia since 2004, and untangling that map is genuinely the most valuable thirty minutes of most relocation calls I take.

So this post does two things. It orients you to how this area actually works if you're moving here from somewhere else. And it walks through 2208 Mayors Way, a home I have listed at $639,900 that solves a specific problem relocating households keep running into: how to move a family and an extended household into one address without anyone losing their independence.


First, the Geography

North Metro Georgia is the corridor running northeast out of Atlanta along I-85 and I-985, and it includes Buford, Flowery Branch, Hoschton, Braselton, Gainesville, Jefferson, Oakwood, Winder, and further west into Cumming and Dawsonville.

A few things that are hard to pick up from a real estate portal:

The counties matter more than the city names. Gwinnett, Hall, Jackson, and Forsyth counties each have their own school system, their own tax digest, and their own permitting. Two homes eight minutes apart can sit in different counties and have meaningfully different tax bills and completely different school assignments.

Lake Lanier is a lifestyle anchor, not just a body of water. It shapes weekend patterns, traffic, and pricing across Buford, Flowery Branch, and Gainesville.

The Mall of Georgia corridor is the retail and dining center of gravity for a lot of this area, and proximity to it is a real value driver.

Golf cart connectivity is a genuine feature here, not a novelty. Buford in particular has built out multi-use path infrastructure, and neighborhoods that connect to it live differently than neighborhoods that don't.

That last point is where this listing starts.

The Problem This Floor Plan Solves

A large share of my relocation clients are not moving one household. They're moving one and a half.

A parent is coming along. Or an adult child is finishing school and needs a landing place for a year. Or two working adults need two separate home offices that aren't the dining room table. Or the household simply needs a guest arrangement that doesn't turn into three weeks on a sofa bed.

The standard answer people are given is "get a bigger house." That's the wrong answer. A bigger house with one kitchen and one set of stairs doesn't solve an independence problem. It just spreads the same problem over more square footage.

What solves it is a floor plan with genuinely separate zones. Here's how this one divides.

Zone one: the main level

Open layout with connected living spaces, an entrance foyer, crown molding, tray and vaulted ceilings, and recessed lighting. Hardwood, tile, and carpet throughout.

The kitchen has a gas cooktop, double ovens, an island, a breakfast bar, stained cabinets, stone counters, and a pantry, open to the family room.

There is a bedroom and a full bath on the main level. For a relocating household, that's the room that absorbs the first month of visitors, or becomes the office you take calls in, or handles someone who shouldn't be doing stairs.

Zone two: the upper level

Five bedrooms and three full baths.

The primary bedroom is oversized with room for a sitting area beyond the bed. Its bath has a double vanity, separate tub and shower, and a soaking tub, plus his and hers closets.

Laundry sits on this level with a 220V outlet, near where the laundry is actually generated.

Zone three: the lower level

Finished, and built as a complete separate living area rather than a rec room:

  • Second full kitchen
  • Living room
  • Full bathroom
  • Office or theater room that can also serve as a bedroom
  • Private exterior entrance reached by a flat walk around the house

"An in-law suite that requires walking through the main house to reach the front door is not an in-law suite. It's a guest room with a refrigerator."

The flat approach is the detail I'd fly across the country to check in person. On the sloped lots that are common throughout this part of Georgia, a "separate basement entrance" often means a steep grade nobody wants to use in the rain, and the household ends up funneling through the interior stairs anyway. That defeats the point.

Here the backyard is flat, and the walk to the lower-level entrance is level ground.


The Yard and the Garage

0.59 acres. Flat. Fenced.

If you're moving from a region where flat lots are the default, this is the piece of the North Metro Georgia market that surprises people most. Georgia sells acreage, but a lot of that acreage is grade. A fenced, flat, usable backyard on nearly six tenths of an acre is a specific thing worth valuing specifically.

The 3-car garage is the other feature relocating households under-shop and then wish they had. Two vehicles plus a workshop. Or two vehicles plus a golf cart, which in this neighborhood is not a hobby purchase.

Confirm current attendance zones directly with Hall County Schools before writing an offer. I say this on every listing and I mean it every time. School zone data on national portals comes from third-party feeds that can lag a district's actual decision. If you're relocating specifically for schools, call the district, give them the exact address, and get the answer from the source.

I'd rather explain the older entries than let you find them later and wonder. The home was built in 2014. Public record transfers clustered around a home's construction date in a subdivision like this one generally reflect land and builder transactions rather than resales of a finished home, which is why the sequence reads oddly. They're not a meaningful comparison to today's price and I won't present them as appreciation.

The current listing came to market on September 2, 2026 at $639,900, which is roughly $125 per finished square foot across 5,135 finished square feet.


What the Buford Market Looks Like Right Now

For a relocating buyer, the single most useful thing to understand is pace.

Homes in this market have recently been going under contract in roughly two months on average, not in days. Most homes are closing modestly under list price, and a meaningful portion of active listings have taken a price reduction in the past month.

Translated into practical advice for someone flying in for a weekend of showings: you probably do not need to write an offer on the plane home. You can see a home twice. You can keep a due diligence period. You can order the inspection you'd want on any home you were buying near where you live now.

That's a different environment than the one many relocating buyers remember from their last move, and buyers who bring 2021 habits into this market sometimes overpay for urgency that isn't there.

"The fastest way to overpay is to move at last cycle's speed in this cycle's market."


Frequently Asked Questions

Is Buford, Georgia a good place to relocate to? It draws people for a combination of factors: access to Atlanta via I-85 and I-985, proximity to Lake Lanier, the retail and dining density around the Mall of Georgia corridor, and a range of housing from established resale neighborhoods to newer construction. Whether it fits you depends on your commute, your school needs, and which county you land in, which is why I push buyers to sort the county question first.

What's the difference between Buford City Schools, Gwinnett County Schools, and Hall County Schools? They're three separate systems. A Buford mailing address does not tell you which one serves a given property. This home is served by Hall County Schools. Always confirm the assignment for a specific address with the district before making a decision based on it.

Can I buy a home in Buford before I move to Georgia? Yes, and plenty of my clients do. What I'd insist on is that you or someone you trust walks the home in person, and that you keep a real due diligence period. I've represented buyers remotely and it works well, but it works well because we don't skip steps.

Does a home with two kitchens create problems with financing or the HOA? Usually not, but ask early. Bring the configuration up with your lender during pre-approval, and request the HOA covenants so you can confirm your intended use of the lower level. Five minutes of questions up front beats a surprise during underwriting.

How usable is the backyard really? It's 0.59 acres, flat, and fenced. Flat is the operative word in this region, where slope frequently eats a large share of a lot's advertised acreage. Walk it yourself and look at where the ground actually levels out.
