Which County Is My Braselton Home In?

Braselton is in four counties: Jackson, Gwinnett, Hall and Barrow. The county a home sits in decides its school district and its property tax bill, so two Braselton homes a mile apart can have very different costs and schools.

I’m Victoria Lance, and I’ve sold homes in Braselton for 20 years. This is the first thing I walk every Braselton buyer through.

How to tell which county a home is in

The mailing address won’t tell you. A Braselton address can be in any of the four counties. The listing usually names the county, and the county tax assessor’s website confirms it by address. I check every home before you write an offer.

Why the county matters

Schools. Each county runs its own school system. On recent listings:

  • Jackson County: West Jackson or Gum Springs Elementary, West Jackson Middle, Jackson County High. Mulberry Park and Liberty Estates are examples.
  • Gwinnett County: Duncan Creek Elementary, Osborne Middle, Mill Creek High. Chateau Elan is an example.
  • Hall County: Spout Springs or Chestnut Mountain Elementary, Cherokee Bluff Middle and High. Riverstone Park is an example.
  • Barrow County: a smaller share of town. Confirm schools by address.

Jackson County opens Hoschton High and Hayes Farm Elementary in August 2027, with new attendance zones for 2027-28. Some Jackson-side Braselton homes may change schools.

Taxes. Each county sets its own rates, and most of Braselton also pays a separate Town of Braselton tax bill. In the Gwinnett part of town, the 2026 county and school rates add up to 31.6 mills before the town bill. I pull the actual tax bill for any home you’re considering.

HOA rules. Neighborhoods vary widely, from about $2,200 a year at Chateau Elan to $170 to $335 a month at Del Webb Chateau Elan.
